Common tenant questions

The easiest way is through your tenant portal. You can pay from your checking account and set up auto-pay at no extra cost. You can also drop off or mail a check to the IMC Capital office. All rents must be received by the 3rd.
You need to be at least 18 years old to be on a lease with IMC Capital. Everyone over 18 who will live in the property must apply.
Yes, IMC Capital accepts the first qualified applicant. If your references take time to respond, it might delay your application enough for another applicant to be approved first.
No, IMC Capital can only hold a home once your application is approved and required funds are received. The Austin rental market is competitive, so apply as soon as possible.
Anyone who doesn't meet IMC Capital's criteria for credit or income might need a cosigner - for example, someone with inconsistent credit or roommates who meet the income requirement together but individually fall short.
Utilities should be turned on by your move-in day. Most utility companies allow you to schedule this in advance.
Usually two to three business days. The biggest delay is often getting in touch with past landlords or employers for verification.
Yes. IMC Capital's goal is to return your security deposit when the property is returned in the condition required by your lease, minus any lawful deductions. IMC Capital provides move-out guidance to help residents understand expectations.
Contact IMC Capital first. You'll need to find a replacement roommate who must be approved. Until then, you're still responsible for your portion of the rent. An approved lease change involves a minimum fee of $150.
When you move in, you pay full rent for the following month. Then on the first of the next month, you pay the prorated rent for the move-in month.
Most of IMC Capital's properties are pet-friendly, but some landlords may not allow pets. Contact the IMC Capital office to check. Approved pets incur a monthly pet fee. Aggressive breeds are not allowed due to insurance policies.
IMC Capital does not recommend it. Mismatched paint or spills can result in more extensive and costly repairs. IMC Capital prefers to handle painting directly.
Check your lease for specific notice requirements, typically 60 days. Most leases end at the end of the month. Contact IMC Capital if you need clarification.
Garage door openers left by previous tenants are not guaranteed. You are welcome to purchase your own opener. Programming instructions can be found online based on the model. If you lock yourself out, it's your responsibility to hire and pay a locksmith.
Refer to your lease for tenant responsibilities. If a repair is due to tenant neglect, the cost may be charged to you.

If you have more than one pet fee, IMC Capital can remove one as long as another remains for the lease term. You must provide proof the pet no longer lives there (such as a letter from a vet). Upon lease renewal, all pet fees can be removed after inspection and proof.
